Solution

In addition to strategic pricing, I oversaw cost-effective property preparations, including staging and interior/exterior painting, and crafted a marketing plan to highlight the lovely outdoor living spaces, unique lot, and views.

With a modest investment in property preparations, my clients saw a significant return. The owners of this Miraloma Park home were living remotely. When they were ready to sell they turned to me and my team to help with improvements and a stylish refresh before going on the market.

Solution

I assessed the home, made recommendations for repairs, and obtained bids to fit my clients’ budget. My team and I oversaw all of the improvements inside and out to make the home turnkey for its new owners. My modern staging showed the home in its best light and made the property stand out. I helped my clients secure a no-interest loan for the improvement costs through Compass Concierge. I coordinated the entire process, from start to signing, with my clients living remotely.

Challenge

With a busy job at UCSF and the lease on their apartment nearly up, my client was looking for a more permanent living situation near the campus and close to family in Cole Valley.

Solution

I helped my client identify qualifying properties thanks to my experience working with UCSF’s Mortgage Origination Program (MOP). This lovely condo on Parnassus Avenue was listed as contingent with a pending sale, but after a few weeks, I saw that it had fallen out of contract. 

Real Results

I immediately alerted my client and we moved quickly to prepare a solid offer and negotiated a sale price below the list price. Once we closed, my painter immediately had the condo freshly painted and my client was able to move into an immaculate new home before their lease was up.
