How to buy and sell a home under shelter in place

Before you read through this post, it’s important to state upfront that how real estate is working these days is changing constantly. I’m keeping an eye on the market and the current guidelines, so as always, feel free to contact me for the latest news and insights!

It might be surprising that real estate transactions are still occurring with COVID-19 in San Francisco. Like many businesses, real estate needed to pivot quickly. While the tools I am using have changed somewhat, my commitment to helping people and providing stellar personal service remains the same.

First things first...it is possible to sell and buy a home.

Even after the shelter in place order started, I closed multiple deals for both sellers and buyers. Closing deals took focus, extraordinary attention to detail, constant and clear communication, flexibility, compassion, and the occasional well-deserved glass of wine. But the relief and happiness my clients experienced as a result were well worth the extra effort!

Home means so much more now than it ever has. Even though the process of closing sales for my clients is a bit different, I can still help them achieve their goals. Of course, I’m firmly committed to adhering to current guidelines that are designed to keep everyone safe and healthy!

Here’s a bit more about how I’m helping buyers and sellers every step of the way in today’s market.

Virtual Meetings

We’ve all gotten used to using Zoom and Face Time to stay in touch with friends and family, and to conduct business. I’m always available to my clients by text and phone. But buying or selling a home is a big, and often emotional, decision. Being able to discuss concerns and answer questions “in person” is vital, even if it’s virtual.

COVID-19 Compliant Private Showings

Currently, San Francisco’s real estate agent guidelines allow for limited private showings, following a set of specific guidelines to ensure the safety of all parties involved. Prospective buyers and agents must sign a form certifying they have not been recently exposed to COVID-19, are not currently ill, and will follow specific protocols when touring the home (limiting the number of people allowed, requiring masks and social distancing, etc.).

Virtual Tours

San Francisco’s real estate agent guidelines under shelter in place prohibit open houses. Virtual tours are fast becoming the status quo.

  • Agent Walk-Through
    If a property is unoccupied, I can conduct virtual walk-throughs via Zoom. Not only do buyers get a personal tour, they can ask questions, and interact with the space in real time.
  • 3D Home Tours
    While 3D tours have been around for a while, most buyers prefer the in-person experience of seeing a property at open houses. Fortunately, this technology is very robust and offers an immersive experience. You can move through the entire house, see a 3D model, and even use a dynamic tool to measure the space.

More Photography

Beautiful photography is essential to selling a home. Photos tell the story of a home and offer a first glimpse of its potential to a buyer.

Even with virtual tours, photography is still important. But now photography is expanding to include features that are more functional. You’ll see photos of cabinet and closet interiors, heating systems, laundry rooms, garages, and other amenities.

Comprehensive Floor Plans

A clear floor plan gives buyers a sense of the home’s size and space. This is more important now, since touring the home is restricted. While a virtual tour gives a sense of the home’s flow and how the rooms visually relate, the floor plan shows the size and how the entire space works.

Appraisals and Inspections

As long as safety protocols are being followed, home inspections and appraisals can take place. As things are changing every day, I’m staying informed about the latest guidelines so I am in compliance and keeping everyone safe.

Working with the Right Lenders

Right now, picking the right lender is critical. As with everything, guidelines are changing frequently, and timelines are stretching longer. A lot of lenders are dealing with a backlog as current homeowners refinance to take advantage of low rates. Some banks are also more cautious about taking on larger loans, or loans with riskier credit profiles. It’s vital to know that your lender is adapting to the changing market, staying up to date, and will be there to help you close.

Remote Signing

Electronic signing is nothing new, but now it’s a requirement. I’ve been using electronic signing for years, and I’m extremely familiar with this way of closing a sale. With my scrupulous attention to detail, all the required paperwork can be completed as swiftly and seamlessly as possible.

I also work with mobile notaries, who can help with closing since buyers cannot sign in person at a title company office. Provided they are following safety protocols, mobile notaries can come directly to a buyer’s home (or even their garage or yard).

As with most things right now, the landscape keeps shifting and changing.

And while nobody can say for sure what’s next, or how long these restrictions will last, working with an agent who is keeping on top of these changes is critical. It’s a complicated time, but I’m adapting and evolving to serve my clients…and, most importantly, to keep everyone safe.
