Part 6 - General & Other Disclosures

There are a variety of other, general disclosures that help buyers and sellers understand more about the home as well as different facets of the buying and selling process.

Some of these documents are advisories about market conditions, buyer contingencies, wire fraud, fair housing laws, and more issues related to the transaction itself.

General Disclosures & Disclaimers Advisory

Other disclosures cover broader issues that impact the property, the sale of the property, as well as local and state-wide regulations.

A disclosures and disclaimers advisory for properties in San Francisco includes regulations governing short term rentals, property tax assessments, climate conditions, the distribution of online photography for listings, and much more. This document is updated regularly as regulations and laws change. 

There is also a California version of this advisory that covers similar issues along with other state-wide regulations and considerations.

Disclosures About the Home's Condition

In addition, there are a number of disclosures related to the home’s condition and location. Among others, these disclosures include the square footage and lot size, parking and storage at the property, advisories about wildfire zones, an advisory about lead paint in homes built before 1978, and an “as-is” advisory that clarifies that the buyer is taking the property in the condition visible to or observable by the buyer.
